A new family injects a new lease of life into this neglected old villa. Watch over the coming months as the old building is revitalised and enlarged to satisfy today’s standard of living.
Materials and appearance are to be in keeping with the traditional style of the villa and heritage neighbourhood.
The existing villa requires re-piling and structural repair, the new work will consist of the existing villa building being raised and relocated forward on the site. The interior will be altered to accommodate additional bedrooms, bathrooms and new living areas. An extension is to be added to the rear of this building opening to outdoor living areas beyond enjoying a western aspect. This will include a pool and separate pool pavilion. Garaging is to be provided to the south side of the existing villa building with drive-through access for recreational vehicles. The front part of the property will be landscaped in a traditional format while the rear will be informal gardens with existing mature trees.

The site is a rear site, vacant and zoned Countryside Living – Rural. The site contains native bush and many trees in a denoted bush covenant area outside the cleared building area.
The proposal is to build a large new family home on the site. The new building will have basement garaging, living rooms to the ground floor and bedrooms to the first floor above. There will also be a tractor shed located near the main building partially buried in the ground.
Typically the floors will be poured concrete and the wall claddings will be concrete masonry and cavity framing over tanalised timber stud framing. Fenestration shall be powder-coated double glazed aluminium joinery. Roofing shall be a combination of selected profile tiling and sheet membrane roofing.
